Túath are very happy to have acquired 6 beautiful two-bedroom bungalows at Kellett’s Grove in Dunshaughlin. As we all know bungalows are a rare find in the current new homes market so we are very thankful to Meath County Council who allocated 4 of these houses to Túath under the Part V requirement and supported our acquisition of 2 other homes.
We will endeavour to allocate all 6 homes to those in most need of bungalow type accommodation and wish the lucky tenants all the very best in their new homes.dunshaughlin-cropped

Final Phase Closes at Roseberry Hill, Newbridge, Co. Kildare
We are delighted to complete our final phase at Roseberry Hill which comprises of the last 16 out of 45 homes purchased by Túath.
These 16 homes are a mix of 3 and 4 bedroom, beautiful quality homes, offering superb long term family homes for our tenants.
We wish our new and existing tenants all the very best in their new long term homes at Roseberry.

41 New Family Homes in Drogheda

Túath have completed the final phase of 8 homes in Liscorrie, Drogheda bringing the total number of social homes provided within this development to 41. The Association agreed to purchase these properties for the provision of social housing with the developer; Woodfort CFS at the end of 2016. The construction of these new build, high quality homes has taken just over 12 months and all 41 homes have been allocated to tenants from the council’s housing list. The homes were delivered in 7 phases throughout the year with all units to be fully occupied this month.
Funding for this purchase was via a combination of CALF (Capital Advance Leasing Facility) funding from the Department of Housing, Planning and Local Government and private finance from the HFA (Housing Finance Agency).
The successful delivery of these homes wouldn’t have been possible without the support of Louth County Council. Túath look forward to continuing to work in partnership with the Council and are contracted to deliver over 300 further social homes within the county before the end of 2019.

“The West’s Awake” with new homes delivered in Galway City

On the west side of Galway City, Burkeway Homes are developing “Maoilin” which is a high quality scheme of over 100 A3 rated homes on the Ballymoneen Road. Túath are delighted to be involved in this development purchasing the Part V homes in collaboration with Galway City Council and Burkeway Homes. Minister Coveney visited the scheme in March 2017 when the first 2 homes were purchased here in the initial phase. Following from this Túath are delighted to have purchased 4 more homes this week. These homes are finished to the highest standard and will provide superb family accommodation for the lucky new tenants who received their keys just in time for Christmas.

AIB provide social housing Funding Facility to Túath Housing Association for up to 190 homes

AIB Corporate Banking has partnered with Túath Housing Association to fund the acquisition of up to 190 social homes in every County and District in Ireland.  In response to Rebuilding Ireland’s vacant homes initiative, Túath are purchasing homes from the State’s Housing Agency and letting them to families on Local Authority housing waiting lists.  The properties are vacant former rental units in need of repair. As part of the initiative, Túath is refurbishing the properties, with the cost of the works being added to the cost of purchasing the property.

AIB is providing initial funding of €15m towards the cost of the purchase and a repair bill to facilitate an initial acquisition programme.  The first tranche was used to complete the purchase and repair of 21 homes, with a range of houses and apartments in the local authority areas of Dublin City, South Dublin, Donegal, Westmeath, Galway County and City, Kildare and Wexford.

Chairman of Túath Séamus Doherty said; ‘’It is essential that more public and voluntary sector homes are provided for those shut out of the housing market. More could be spent, and spent more effectively by channeling housing expenditure, raised via private finance, through housing associations. At a time when we have historically low borrowing rates, the country should be borrowing and building much more than we currently are. The AIB loan facility is an excellent example of how this can be achieved, effectively and efficiently’’.

Eoghan O’Neill of AIB Corporate Banking said “AIB is committed to playing a meaningful role in delivering more social housing in the months and years ahead.  We are very proud of our involvement in this collaboration with Túath.  AIB has significant experience in financing the social housing sector and we are currently working with a number of other approved housing bodies on funding for social housing.”

As one of the actions included in the Government’s ‘Rebuilding Ireland Programme’, The Housing Agency was provided with a €70m fund, and the objective is to use this fund to acquire up to 1,600 vacant properties from financial institutions.  It has already acquired a large number of houses and apartments, primarily from distressed sales.  The proceeds from the sale of the properties to Túath and other Approved Housing Bodies will then be used again to acquire housing stock and commence the process once more.

John O’Connor of the Housing Agency said “We welcome today’s announcement by AIB. The Housing Agency have worked with a range of organisations to find ways of bringing vacant homes back into use.  An organisation like AIB working with the housing bodies is a significant boost and shows what can be achieved by good collaboration.”

Túath has recently completed the acquisition of 4 new homes in a small estate in Rathdrum Village in Wicklow. All four homes have been allocated to families on the Wicklow County Council waiting list.

No time for Monday Morning Blues!

On Monday 6th November Tuath had a double celebration with the handover of 47 new council homes at Hansfield, Clonee and the letting of the first phase of 49 new council apartments at Charlemont, Dublin 2.

The Taoiseach and Housing Minister were shown around the development by Paul Reid (Fingal County Manager) and his senior Management team. Fingal County Council have acquired 47 homes at Hansfield and have appointed Tuath Housing Association as their property managers. In summary the 47 homes comprise of eleven three bed terraced houses and thrity six two bed apartments

The new homes were built using ‘rapid’ construction methods with a three bed terraced house going up in an impressive six weeks, on average. All homes are finished to a very high standard and provide A rated energy efficiency from electric heating (air to water heating system) which is extremely economical to run.

The thirty-six two bedroom apartments are located in three four storey blocks. Six apartments have been adapted especially for disabled and/or elderly tenants.

Ffrench-Mullen House, Charlemont Dublin 2

Seventy nine social homes have been delivered as part of an innovative public-private partnership deal between Dublin City Council and developers McGarrell Reilly and are part of an overall development involving 263 apartments along with retail and office space at Charlemont St in the south inner city. Túath will manage the 79 social homes and a community complex on behalf of Dublin City Council.

Some forty families moved from the old Charlemont flats into their new homes and the balance of the apartments allocated have been let to families from the housing list of Dublin City Council and will move in shortly.
