Social Leasing Initiative
Partner: Westmeath County Council
The impact of Part V has increased the supply of affordable homes across the country, unfortunately there is no longer a demand for all these units, due to the downturn in the market. Therefore, the overspill of units have been made available for rent to people on the local housing lists.
These units are helping to meet the current housing need with rents set at an affordable level, based on the Local Authority Differential Rent. Our role in this initiative is to manage the units on behalf of the Local Authority, enabling them to maximise the use of unsold stock whilst helping to alleviate the increasing demand for social housing.
Social Leasing & Purchase Scheme
Partner: Dublin City Council
Túath worked with Dublin City Council to provide over 70 social homes at the scheme. Using CAS funding to complete unfinished building work and to purchase homes.
Private Leasing Initiative
Partners: Kildare County Council, Athy Town Council, Raggett Homes, Clonmullion Health Care
Private leasing was introduced as a method of using private housing stock to provide social housing, via long term leasing.
The initiative allows the private owner to enter into a long term lease agreement, normally between 10 and 20 years with Túath who in turn rent the units to people on the relevant Local Authority housing list.
Private leasing provides many benefits including; meeting housing need, occupying vacant units, guaranteed monthly rents to the owner, a fixed term lease, regular inspections by our staff and a property returned to the owner with vacant possession, if required at the end of the term.
Túath are currently working with a number of developers and Local Authorities to provide social housing at various locations throughout the Country. If you are interested in working with the Association on this initiative please complete the attached application and return it to firstname.lastname@example.org
Working in Partnership
Apart from building and acquiring properties, growth through management only operations is considered just as important as building and owning to today’s environment. We will place no geographical limitations on our expansion plans. We will seek to grow the association ‘organically’.
We are proud to work in collaboration with Councils on new build, leasing and managing agent schemes. We have been at the forefront of these initiatives for some years, highlighting the fact that the organisation is about more than just property ownership. We have been assisting Councils for some years to manage housing on a not for profit basis without taking ownership of the dwellings.
New social housing let in Dun Laoghaire
Honey Park is a high density residential development, which will eventually contain some 856 dwellings when fully built along with crèche facilities, a supermarket, shops, cafe and a neighbourhood centre on the 78-acre site of the former Dún Laoghaire Golf Club.
Eighty apartments of mixed size were acquired by Dun Laoghaire Rathdown County Council under Part V. The homes have been recently let to persons on the Council’s waiting list with Túath managing the social housing for the Council under a management agreement.
The development is family friendly and includes a well-designed, playground. The scheme has also been designed to minimise its environmental impact. Optimum use has been made of the heating system and other energy saving measures. The vast majority of apartments scored grade A in BER assessments. The key environmental feature of the development is that the apartments are supplied with heating and hot water via a Bord na Mona district heating system from a centralised boiler, which should result in extremely low heating and hot water costs for tenants.
First CALF Delivered
Túath Housing are delighted to have signed up to the first Capital Advance Leasing Facility(CALF) project with the DOEHLG and Meath County Council. The innovative scheme is based on a ‘hybrid’ purchase and lease arrangement. Six properties have been purchased and four leased at the lovely Retirement Village at Knightsbridge, Trim, Co. Meath. The dwellings have been pre-allocated to independent, active elderly persons selected exclusively from the Council’s waiting list.

designed specifically for older people. The scheme is located adjacent
to a new nursing home and it is also centered round a recreational communal

to live independently with the benefit of security and support services,
if required. As one of the largest provider of nursing home and care services
to the elderly in the UK(Barchester Healthcare) can provide optional support
services, including domicillary and home care to residents at Knightsbridge.

options for persons over 55 through the provision of independent living

the on-site Nursing Home. The village is situated on a twelve acre campus.
